Solid price jumps on Seacabin – so much must you out with – HegnarOnline

Prices for second homes by the sea has risen by 11.7 per cent last year. The typical Seacabin now costs an average of 2.217 million dollars, reports Property Norway.

– Holiday homes by the sea has risen sharply over the past year. After years of moderate price development, the market has over the last year changed character. Our brokers have reported multiple viewing participants and bidders at the cottages, which positioned the statistics now confirms, says CEO Christian Vammervold Dreyer in Real Estate Norway in a message.

From July 2014 to June 2015 were sold 2344 Seacabin, one increase of 9.2 percent from the previous year. Whales and Kragerø are municipalities with the highest sales over the past year by 65 and 64 units sold.

In May and June 2015, it sold 653 Seacabin, which is an increase over the same period of last year at 9, 4 percent.

– We have never previously registered as many cabin sales through brokers. Traditional sjøhyttekommuner as whales and Kragerø has had more sales, which is natural when this also is among the regions with the greatest supply of condos for sale, says Dreyer.

On average, it takes 127 days to sell a holiday home at sea. This is an increase of 21 days from the same period last year. Fastest went there to sell home in Bamble with an average of 54 days. Slowest went there in Mandal with an average of 249 days.

-Don’t unexpectedly goes up sales time when the market is showing increased activity. Many cottages are in the market for several years, and when many of these are sold simultaneously, so goes the sales time purely statistically speaking up. We’ve heard about good activity in cottage market across the country, says Dreyer.

Highest prices on Tjøme
As in 2014, the country’s most expensive Tjøme sjøhyttekommune. An average home in Tjøme cost 5,408,000 kroner. Then follow Lillesand and Nøtterøy respectively 5,346,000 and 4,883,000 million

The general trend is that merchants do not achieve Asking. On average, the cabins that were traded last year sold 2.5 percent below asking price.

-It sold more expensive cabins now than for many years, we see that average prices in many cottage communities increases much. Yet there are many cottage sellers who get a lower price than what they expect. It shows that the market is still selective in many areas, says Dreyer.

Fewer condos for sale
The high demand has led to a downward trend in the number of unsold condos in the Most regions. There are as many condos for sale in Lind Enes, Kragerø and Whales respectively 66, 64 and 58 units.

– We see that the total supply of condos for sale goes down slightly compared with last year. It shows that many of the cabins that have been for sale for some time has been sold, says Dreyer in the message.
