When Jørn Eirik Bet (23) looking for apartment in the summer, he did as many other students at the dream house in Oslo. He let him in, a price ceiling on the Find.no, and searched for apartments with a central location.
A 60 square meter apartment in Grünerløkka, oslo to 15.500 million a month seemed interesting.
On the view however, he was surprised by the broker. The car hire company Fredensborg would be 1200 nok extra pr. month in the “common expenses”.
Bet thought it was strange, and the rent was now more expensive than pristaket.
– But we had incredibly bad time. I would start at the school, and he I live with, would start in the new job. We had to find something fast, tells kjemistudenten to E24.
– a Bit cynical
According to the husleieloven have not landlord is allowed to require payment for services that come in addition to the rental price, apart from electricity, heating and water. The rental price to be agreed in to one particular amount.
Nevertheless, wrote the broker to Bet in a SMS:
“common expenses is on the 1200kr. This is including the appliances, hot water, heating, cable CHANNELS Get the basic package and broadband 5/5 Mbps, bodplass and janitor service”.
In the lease agreement to the Bet stands, however, nothing about the community costs. The so-called community costs and the rental price is suddenly been merged into one single fixed rate.
– It is a bit cynical. There is a trick to get people to come to view. They trick people a little bit with the price, ” says Bet.
We took the apartment of free will, but it is perhaps a little exploitation of the fact that you have bad and not so much choice, ” says the 23-year-old student.

price spikes just before the kontraktsmøte
Fredensborg is Norway’s largest rental company and owned by multi-billionaire Ivar Erik Tollefsen (55).
E24 has been in contact with six people who have entered into the lease agreement with the company after seeing an ad on Finn.no. All tell it the same.
On the display or after the display specifies the broker that it will be a mark-up on the price that is advertised.
Far down in their ads on Finn.no type Fredensborg:
“For flats with shared heating and domestic hot water, cable TV, access fellesvaskeri and cleaning in the common areas carried out by us, it is an addition in the rent.”
– Can be illegal
Fredensborgs practice may be illegal, informs the medical director Tonje Hovde Skjelbostad in the consumer ombudsman.
– We have not undertaken a thorough legal assessment of this question, but from what we can see, a practice where it does not become enlightened on the full prices, be problematic up against the rules in husleieloven and marketing, ” she says to E24.
Also Kasper Nilsen Ervik, senior associate in the Leieboerforeningen, believes the practice may be in violation with the marketing.
” We believe that this is a fraudulent practice that trick people. The contracts in themselves are not unlawful if the price that stands there, is collected in one amount, but one of the misled in the forefront, ” he says.
– It seems like a way to lure more of the view. It goes without saying that this is not a neat way to act for a company that wishes to emerge as a serious utleieformidler, he adds.
Huge profits
Fredensborg is a very profitable company. In 2015, the company had around 1,29 billion in revenue and an operating margin of around 43 percent.
Fredensborgs eiendomsmasse have a total gross value of 30 billion nok, spread over Norway, Sweden and Denmark, according to the Capital. According to its own website, the company has over 20,000 apartments for rent.
Ivar Erik Tollefsen (55) has been one of the richest people on the eiendomsvirksomheten. He shall have a net worth of 12.8 billion, making him Norway’s 12. richest man on kapital’s previous list.
Must evaluate their own practice
Fredensborg has chosen to respond to E24 via e-mail.
In our ad it states that for properties where it is natural to include domestic hot water, heating, cable TV, broadband internet and so on, the final contract price to be slightly higher than the advertised price. Since this varies from apartment to apartment and we operate in a market where the final price is subject to negotiation, we find the practice to be correct, writes the managing director Arne Salveson.
He claims that it is very often not something prispåslag at Fredensborgs apartments. The company will now consider the practice.
– Although we can see that our advertising, information and signing the agreement is informative and truthful, we will contact the consumer ombudsman and Leieboerforeningen to ensure that our operations are in compliance with applicable regulations and otherwise in a manner that is for the benefit of our tenants and fair competition with our competitors, write Salveson.
