Requesting 6.7 million for renovations object: – The potential is enormous – OBI Online

– We hear a lot of talk about that house prices will be down, but here goes mostly over valuation day, says broker and partner Fredrik Buer Moe at Nordvik & amp; Partners at Majorstuen in Oslo to Hegnar.no.

How has the January market been?

– Price-wise, we came to a quick start this year. It was generally quite small for sale from the start, and people were a little slow on the trigger. But those who let out their flats quickly got out of it, continues broker.

He paints a picture of a market with rapid sales to lusty prices.

– Things are going pretty much after the first view round. The focus on exchanges and unemployment is huge, but we do not notice so much to it, says Buer Moe.

His office sells most apartments in Oslo West, ranging from 2-room to 5- and 6-bedroom.

– There are many who are looking. They note that there is little for sale, and asks us to consult if we get into something. And now we see that it starts to get a bit more objects on the market, says the broker.

Men phonic
Going all objects equally fast?

– The vast majority of apartments that has most amenities – such as elevator, Bakong and parking passes quickly. But we have not noticed anything special that goes slower than another, says Nordvik broker.

What with apartments on the 1st floor in congested streets?

– Recently we had a bidding round in Thereses gate at Bislett (pictured above). There whizzes the tram past. We had over 100 on the display of the total refurbishment object. The apartment was valued at $ 3.7 million, and went very fast away for 4.25 million crowns.

– You must therefore not have Oscars gate or Nobels gate to get to the good sales, explains Buer Moe.

A sale which are on hold, the other hand is a 6-bedroom architect designed apartment on Bolteløkka (pictured below). This was laid out just after New Year, with suggested price and appraised value of NOK 14 million.

– The apartment is one of the toughest I’ve ever seen, and was built in 2009 out of an old garage. Homes in this price range often takes a little longer to sell than a standard 2-bedroom. When we find the right person, we will get a good price for this also, the broker said the “Liebhaber-object”.

– We expect a full house
But back to renovations objects. In it shows Buer Moe forward another copy on Jacob Aall Street. It is about 131 square meters P room on the 2nd floor.

The apartment is assessed and priced at 6.7 million. The potential is described as “huge”.

– Here we have received a lot of inquiries. We expect a full house. Here you have to take everything. Improvement Objects is as hot as ever, says Buer Moe.

– Given that the correct facilities are located on the bottom, are phonic an opportunity to create their own dream home. And people are happy to give a little more to ensure that they can do whatever they want, he added.

This type of objects attracts both builders and private individuals who want to do things yourself or outsource everything.

– Many are looking for the classic Frogner-apartment with high ceilings, several sitting rooms and the correct location. The apartment on Jacob Aall Street has things were, and attracts all of that audience.

– That it has three rooms in a row, for example, opportunities to play with the layout, says Buer Moe opposite Hegnar.no .
