This was the country’s most expensive mountain hut market last year – Dagens Næringsliv

After several years of flat performance, now rising prices sharply for second homes in the mountains. Few people go over asking price.

Oyer municipality with destination Hafjell achieved the obvious highest mountain hut prices last year with an average price 3.35 million.

Then follows Hol whose destinations Geilo, Ustaoset and Haugastøl with an average price of 2.9 million NOK.

It turns Property Norway’s annual holiday statistics for cottages on the mountain.

– the market was very good in 2015, and it has started very well in 2016, says real estate agent Stig Blackthorn DNB Property Lillehammer, which sells many holiday properties in Hafjell.

He makes little turmoil in the economy, and believe market activity will remain.

– There has been very good rise in house prices in and around Oslo, where our clientele mostly located. Then they have good security in their own homes has increased sharply in value. the extremely low interest rates are also important. It’s free to borrow money, said Blackthorn.

This is the highest inflation in mountain hut market in six years.

Last year’s report showed a rise of 0.3 percent, after two years of moderate declines.

For cabins affiliated resorts prices rose by 7.3 percent last year, while the price of cross-country cabins on the mountain rose 5, 3 percent.

the reporting period runs from February to January each year. 2016 is defined as from February 2015 until January 2016.

The typical holiday home now costs 1.6 million.



Most sales in Trysil

Last year, been sold 3058 cabins on the mountain, against 2806 same period last year. This is an increase of nine percent.

Cabin sales will also go faster. Last year it took on average 112 days to sell a vacation home in the mountains against 132 years before.

Most sales were in Trysil with 186 sold homes. Then follows Ringsaker where your destination Sjusjoen located at 128 sales.

In Krødsherad and Sigdal which among other destinations Norfjell and Haglebu it sold 120 mountain huts.



Under Asking

on average, homes in the mountains sold 2.3 percent below asking price last year.

you have five years back before one finds a nicer figures for summer sales in 2011 went cabins only 1.4 percent below the asking price.

Last time cottage sellers could hope to get what they demanded and just as it was in the peak season 2007/2008, as was the average 1.7 per cent over the asking price.

Trysil tops with 95 cottages for sale followed by Krødsherad and Sigdal with 86 cabins and Hol with 65 cottages.
