Fearing Airbnb rentals squeezing out regular tenants – Aftenposten

Leieboerforeningen fear that Airbnb pushing up prices and squeezing ordinary tenants out of the market. Now requires union rules to limit operations.

– We believe that it should be introduced some restrictions on commercial rentals on Airbnb, says leader Lars Aasen said.

The website allows individuals rent out the entire or part of their home to others. Aasen believes, however, that more and more commercial operators using the service.

He has looked on Airbnb offer in Oslo and found that about a third of the owners gave discount if rented for a month or longer.

– it suggests that there may be professionally, he said.

he points to the example of Berlin, where a host had all 44 units for rent on the site.

– There are obviously many who buy houses to engage in this, he said.

Rental license?

Aasen shows that more and more cities in Europe and US now make rules for such rental and suggest something similar in Norway.

– there must be a limit to how long you are allowed to rent out on Airbnb, and an approval. The advantage is that the government gets control over which apartments that are rented out and when it should be paid taxes, he said.

He notes that rent through Airbnb far from giving the tenant the same rights as an ordinary lease and fear that tenants be forced to accept less favorable terms.

harder for students

Also Norwegian Student Organization is concerned.

– students are already in a stressful living situation. Under 15 percent of students have access to student housing, and the vast majority are dependent on the private housing market. If more homes are used for short term, it may be difficult for students to get housing, leader Marianne K. Andenæs said.

Aasen from Leieboerforeningen’ve heard a few stories of people who have been thrown out of their homes to make room for Airbnb-tenants in place.

he stressed that it is not the classical sharing economy he wants to eliminate, the that allows individuals to share their home with others and make a buck on it. He will not have it that in Berlin, where it is no longer allowed to conduct short-term rental of the entire property without special permission. It granted very few such permits.

– Must leave home

In the German capital, housing sharing service created popular resistance. Campaigners have put up posters urging Airbnb tourists to think about.

“For every new holiday apartment have a local resident to leave their homes,” it says.

In several big cities there are reports of neighbors who are bothered by the noise and feel less confident with new “guests” in the neighborhood.

San Francisco now requires landlords on Airbnb and similar services in the city register. They also limits the short term and will fine network services that promote unregistered landlords. Airbnb believes it has no responsibility to ensure that their users follow the rules and has filed suit against the city government.

However, the company agreed to assist in tax collection from their landlords in several major cities.

Airbnb charges commission of all leases entered into. The company is expected to have revenues of $ 1.6 billion this year, according to estimates featured on the website tnooz.com, covering news from the travel industry.
